This calculator needs JavaScript. How it works, in plain text. (1) In-house payment = (price x down payment %) / in-house months, with no interest unless your developer charges it. (2) The balloon is the rest of the price, price x (1 - down payment %). A bank or Pag-IBIG loan must pay it off at takeout, usually up to 90% of price for a condo or house and less for a lot. (3) Bank payment = loan x i / (1 - (1 + i)^-n), where i is the yearly rate divided by 12 and n is the term in months; this page uses 7.25% (early 2026 rate boards) and 8.25% (September 2026 boards) as illustrations. Example: a P5,500,000 condo with 10% down over 60 months is P9,167 a month in-house; the P4,950,000 balance at 8.25% over 20 years is about P42,000 a month, roughly 4.6 times higher. (4) Banks commonly look for the payment at or under 30% to 35% of gross monthly income, so income needed is the bank payment divided by 0.35. (5) Stress test: the same loan at 2 percentage points higher. This is a simple annuity illustration without fees or insurance. Not financial, legal or tax advice. Contact: manilaopenhouse@gmail.com
