Manila Open House is an advertising and information platform. Unless a page expressly says otherwise, we are not the owner, developer, seller, lessor, broker or agent in any transaction, and we do not hold deposits or payments for any property. Verify for yourself the seller's authority, the title (TCT/CCT) and tax declaration, the developer's DHSUD Certificate of Registration and License to Sell for projects, permits, encumbrances, and the PRC license of any broker or salesperson you deal with (you can check at prc.gov.ph). Never pay a reservation fee or deposit to anyone without written authority and an official receipt. See our Terms.
Listings and their photos, prices, areas and descriptions are supplied by owners, brokers and developers, and we do not verify them. A property may already be sold, leased, withdrawn or changed. Listing prices are asking prices, not offers. Photos and renderings are illustrative. Floor areas and measurements are approximate.
A "verified" badge on a user profile means only that the person completed our identity and/or company checks for the purpose shown on the badge (for example, a live selfie matched to a government ID, or submitted a company registration). It is not a guarantee of the person's honesty, licence status or ability to deliver, and it says nothing about the property, its title or the transaction.
Calculators (for example, loan, tax, closing-cost or yield estimates) use the inputs and assumptions shown, which may be simplified or outdated. Results are illustrative estimates, not quotations, approvals or tax determinations. Banks, the BIR, registries and local governments decide the actual amounts.
Some articles, summaries and images are prepared with the help of artificial-intelligence tools and are then reviewed by us. AI-generated or AI-edited images (such as article covers and illustrations) are illustrative and are not photographs of an actual property unless stated. AI tools can make mistakes; if you spot one, please tell us.
We link to and embed third-party sites, maps and videos (for example, YouTube and OpenStreetMap). We do not control them and are not responsible for their content or privacy practices.

Listing photos and descriptions remain the property of their owners and are displayed under licence from the lister.
